JP Lang uses a collaborative design and cost-plus construction process. The goal is not to publish generalized pricing or produce fast speculative bids. It is to understand the property, define the right scope, make informed selections, and build with shared expectations.

Trust, honest communication, and long-standing trade relationships shape the work from the first conversation through completion. Project timing and preliminary cost development vary based on the decisions, selections, and investigation each home requires.

Qualification + Consultation

A short project questionnaire is followed by a 20-minute phone conversation to understand your property, goals, timing, and whether JP Lang is the right fit.

Company + Schedule Review

JP Lang explains the company’s approach and current schedule. For aligned projects, the next step is a site visit to study existing conditions and define the work.

Design Agreement

When selections or further investigation are needed, a design agreement supports methodical planning and the development of a realistic preliminary project range.

Cost-Plus Construction

Once the project direction is accepted, a cost-plus construction agreement establishes a transparent framework for labor, materials, management, and project decisions.

Build + Stewardship

John leads construction in the field while Michelle coordinates design, permitting, documentation, invoicing, scheduling, and client communication.
